Buyers are governed by the same conveyancing process as England, but renters are not: Wales has its own tenancy law with its own notice periods, which the English tenancy changes of May 2026 do not alter. This guide sets out the timelines that actually apply in Cardiff, and how long the moving day itself takes.
Buying: around four months from offer to completion
The UK Government's home buying reform roadmap, published in June 2026, puts the average at around 120 days from an accepted offer to completion, and says around one in three transactions fall through. It does not give a separate figure for Wales, and we could not find a Welsh one.
What Wales does publish is how busy the market is. The Welsh Revenue Authority recorded 14,950 residential transactions in October to December 2025, the quarter in which residential tax due reached its highest level so far, and 12,570 in April to June 2026. A busy quarter means more chains moving at once and more pressure on the same few completion days.
Renting: four weeks from you, six months from a landlord
Rented homes in Wales are let on occupation contracts under the Renting Homes (Wales) Act 2016, not the English tenancy rules. The Welsh Government's guidance for contract-holders says that to end a periodic standard contract the notice period you give is a minimum of four weeks. That is the timeline for most renters leaving a Cardiff flat or house.
A landlord ending the contract without a reason must give at least six months' notice on contracts agreed from 1 December 2022, and cannot give that notice in the first six months after you move in. When a fixed-term contract ends and you stay on, a periodic contract replaces it automatically. The guidance is set out in the Welsh Government's renting homes questions for tenants.
- Leaving a periodic contract: at least four weeks' notice from you.
- Landlord's no-fault notice: at least six months, and not in the first six months.
- Fixed term ending: a periodic contract takes over if you stay.
Help to Buy - Wales and the exchange date
Buyers using Help to Buy - Wales have one timing rule of their own. The Welsh Government's guidance says you cannot exchange contracts more than six months before the legal completion of the purchase, which matters most on new-build homes where the build is not finished when you agree to buy.
After completion the clock keeps going for a while. Land Transaction Tax has to be returned and paid within 30 days of the day after completion, normally by your conveyancer, so it does not hold up the move itself. Our guide to keys delayed on moving day in Wales explains how taking keys early can change the tax date.
The moving day itself
The day is the short part. A flat or a one bedroom house with everything boxed is usually a few hours, and a family home with a loft and a garage is a full day. Our hourly bookings have a two hour minimum, which covers most single-room and small flat moves.
What stretches the day in Cardiff is mostly outside the van: keys released late on a busy Friday, a permit zone with nowhere to stop, or a stadium event closing the roads. Our guide to removal company waiting charges in Cardiff covers the Friday problem, and on a house removal with us we hold the van as long as the day allows at no extra cost.
