Probate and family clearances
Clearing a family home is usually happening at the worst possible time, often at a distance, and frequently on a deadline set by a solicitor or a sale. We work room by room and set aside anything that looks personal, paperwork, photographs, jewellery, documents, so it can be checked before anything leaves the house rather than after.
If you cannot be there, we can work to a written list of what is to be kept and send photographs of anything we are unsure about before it goes on the van.
End of tenancy and pre-sale clearances
Landlords and agents generally need a property empty and swept by a fixed date, and sellers want it clear before the photographs are taken. We clear furniture, white goods, carpets, garden things and the contents of lofts, sheds and garages, and leave the place broom-clean.
For student lets around Cathays and Roath, the changeover fortnight in the summer is the busiest stretch of our year, so book early if your date falls in it.
What is kept, what is passed on, what goes
Very little in an average house is genuinely rubbish. Furniture in decent condition, working appliances, books and clothing can usually go to a charity or a reuse scheme rather than into a skip, and we would rather sort it that way. Anything you want kept goes to one side, or on the van to another address if that is easier.
You get an honest view of what is worth passing on. We do not buy your things or take a cut of them, we clear them, so there is no reason for us to tell you a piece is worthless.
How a clearance is priced
The price comes from the volume, the access and how much sorting is involved, agreed before we start rather than totted up afterwards. A one-bedroom flat with a lift is a different job from a three-bed with a full loft and a garage, and the quote should say so.
Part clearances are fine. Plenty of people want the furniture gone and everything else left alone, and that is a smaller price for a shorter day.
