Why the gap between homes opens up
Most household storage jobs in Cardiff start with a sale that completes before the purchase does. The government's home buying guide, which applies to England and Wales, explains that the completion date is confirmed when contracts are exchanged, often around two to four weeks later, and that keys are often handed over around lunchtime. It also warns that delays in moving money, more common in long chains, can hold up access and may bring extra charges from the removal company.
If the old home has to be empty before the new one is available, everything sits somewhere in the middle for a few days or a few months. The guide suggests telling your removal company the move date between exchange and completion, which is exactly when the first storage leg should be booked. The steps are in the government's how to buy a home guide.
Completion day in Wales
Buying in Wales has one step that England does not. Land Transaction Tax replaced Stamp Duty Land Tax in Wales from 1 April 2018, and the return has to be sent to the Welsh Revenue Authority and the tax paid within 30 days of the day after completion. A solicitor or conveyancer usually files it for you.
It does not change the van, but it does change how busy completion week feels. Keep the storage paperwork, the unit number and the access code somewhere other than the boxes going into the unit, because that is the week everyone loses them. The Welsh Government explains the tax on its Land Transaction Tax overview.
Storage sites around Cardiff
Where the unit is decides how long each leg takes. A site on the same side of the city as your new home keeps the second leg short, and a site with access at any hour removes the pressure of a gate closing before the van arrives.
- Safestore Cardiff Central, Unit 1-2 Davis Street, CF24 2FU, close to Adamsdown and the city centre. Reception is open from 8am most days, with extended access from 6am to 10pm on selected units on request.
- Safestore Cardiff Newport Road, 356 Newport Road, CF23 9AE, on the Roath and Penylan side of the city.
- blue self storage Llanishen, Cardiff Business Park, CF14 5GJ, for north Cardiff, with access 24 hours a day, 365 days a year.
- blue self storage Wentloog, Wentloog Corporate Park, CF3 2ER, towards St Mellons on the east side, also open for access 24 hours a day.
When a rental ends before the next one starts
Not every gap comes from a sale. Rentals in Cardiff run on occupation contracts under the Renting Homes (Wales) Act 2016, and a fixed term contract cannot normally be ended early. If your current contract ends on a fixed date and the next one starts a few weeks later, those dates are set the moment you sign, and storage is what fills the middle.
In that case plan both legs as soon as the new contract is signed. The first leg lands on the last day of the old contract, and the second on the first day of the new one, which is the day you know you can get in.
Loading a unit so you can still use it
A home going into storage for a fortnight is packed differently from one going in for six months. If you might need anything before the move out, the loading order matters more than the neatness.
- Furniture and boxes you will not touch go in first and furthest back.
- Paperwork, seasonal clothes and anything you might need go in last, by the door.
- A walkway down one side lets you reach the middle without emptying the unit.
- Boxes labelled on two sides with the room they are going to at the new home.
Insurance and what cannot go in
Goods in a storage unit stay your responsibility, and storage operators expect them to be insured for the time they are stored. Check what the site offers and whether your home contents policy covers stored goods before the first leg, not after.
Storage sites will not take anything illegal or dangerous, and most have rules about food, fuel and anything flammable. Ask the site before packing gas bottles, paint or garden chemicals, and our packing page covers what is worth boxing professionally for a long stay in storage.
