What a house clearance costs in Cardiff

A house clearance is a property emptied rather than a load taken away. Furniture, appliances, carpets, curtains, the loft, the garage and the shed, down to a house that can be handed to an agent, a landlord or a buyer.

What decides the price

Volume first, then access, then what is in it. A three bed house with a full loft and garage can hold twice what a two bed flat does, and disposal is charged by weight and type at the other end, so a house full of furniture and a house full of building rubble are different numbers.

We would rather look before quoting on anything larger than a flat. Photos of each room, the loft hatch and the garage are usually enough, and they get you a figure that holds rather than one that moves once we arrive.

Probate and end of tenancy clearances

For probate work there is usually paperwork to satisfy and a solicitor or executor who needs the property empty by a date. We can work room by room so anything being kept is set aside first, and we will flag anything that looks like it has value rather than loading it.

What is reused rather than binned

Furniture in usable condition, working appliances and anything a charity will take is separated out before the rest goes for disposal. It is better than landfill and it keeps the disposal charge down, which shows up in your price rather than ours.

Anything with real value is pointed out to you rather than quietly taken. If something in the house is worth selling, you should be the one who decides that.

What moves the number

  • Where the van can stop. A bay outside is one price, a hundred metre carry from the nearest legal loading point in the city centre is another.
  • How much there actually is. Lofts, garages and sheds are where quotes go wrong, so count them in when you tell us.
  • Whether it needs two people. Wardrobes, sofa beds, American fridge freezers and pianos usually do.
  • Dismantling and reassembly, if flat pack furniture has to come apart to get out of the room.
